Continuing Education in Property Management
Continuing education in property management is something that is deeply important to the entire team at Colorado Realty and Property Management, Inc. (CRPM). It is one of the ways that we stay on top of things so that we can protect our real estate investors’ best interest. By staying educated on the ever changing Colorado laws, we are able to confidently manage each property we are trusted with. Continuing our education on a regular basis helps our whole team with not only knowledge about current laws, but by staying on top current issues and “best practices” in our industry. NARPM courses are just one way we stay current.
Legal
We are thankful that we have a great professional relationship with the law firm that we work with. We regularly attend the events that the firm hosts to learn about the latest Colorado legislation that could affect our industry. We attend as many of these events as possible because nothing beats hearing about these changes first hand, the implications they could have for our property owners and for tenants, and how the industry is evolving and changing. This could be a lot for a private landlord to keep track of but thanks to our extensive team and experience at Colorado Realty and Property Management, we are able to send a few team members to each of these events to listen, take notes and report back to the rest of us. It’s the best way to ensure we are current with the laws, follow all the laws, and are aware of potential changes. Following fair housing laws is very important and one of the most significant ways we protect our investors and their rental properties.
Fair Housing
Colorado Fair housing laws are always changing, and we maintain education in fair housing so that we do not discriminate against any prospective tenants. Every person in our company takes classes in fair housing on a regular basis so that whether we are answering the phone or meeting someone in person, we are prepared to answer questions regarding this. It’s important to be well prepared in how to correctly respond to landlord and potential tenant’s questions. It’s critical to know what the protected classes are. Believe it or not, there are more protected classes in some areas than in others. Self managing landlords can become targets. There are people who initiate set-ups to catch unsuspecting leasing agents and landlords who don’t know the laws.
Best Practices
Colorado Realty and Property Management is constantly networking with other successful property management companies all over the country to learn “best practices”. We want to understand what systems and procedures have worked best for them to see if it is something we should implement. This extensive network has brought us countless opportunities to enhance our software, systems and procedures. By improving efficiency within our office, we are able to better serve our property owners and our tenants with faster communication and more personal service.
