A professional leasing specialist will walk your property to help familiarize themselves with all the special features and characteristics not only of the property but also the surrounding area. This allows us to be able to do a pre-leasing inspection and develop a trackable action plan to make your property move-in ready.
Strategic Advertising Process
Each and every photo that was taken of your property is reviewed and edited. A detailed description is created that walks a prospect through the property. We take the advertisement and post it on our website where it syndicates out to the top 10-15 housing websites in our industry.
If you were to research rentals in your area, your property will pull up under every available link on the first page of Google. We even have a virtual tour created so that you have maximum online exposure.
Property Presentation Process
We have a designated showing person to meet all prospective tenants at your property. We will never give out the lockbox code to any individuals wishing to let themselves into the property. A showing person will always be present. The showing person adds a lot of value to the property presentation process by being there to answer questions on the spot, having eyes on the property for anything that might need to be addressed, and even receiving feedback from the prospective tenants in real time.
All prospective tenants are required to see the property before they apply. Once the showings begin, the applications start to roll in and we begin the applications process.
Tried & True Screening Process
We look at credit score, income, we run a background check, income verification, as well as a landlord verification. Once the tenants are approvable based off those screening criteria, we move on to our Pet Screening Application. We do our due diligence in making sure that we verify all of the information supplied on the tenant applications so that we get you the best and most qualified tenant that will hopefully be long term.
Lease Development & Tenant Orientation Process
We walk our tenants through our Lease Agreement and outline the tenant’s responsibilities and expectations. If applicable, we walk the tenants through the HOA’s rules and regulations.
All of our documents are signed and saved electronically. During this process, we also collect all of the move-in fees so that the tenants’ ledger is at zero balance and they are ready for move-in.
Meticulous Move-in Process
Before the scheduled move-in date, we will perform a baseline move-in video. This is an extremely detailed video that captures the exact condition of your property before those tenants move in. Ultimately, this helps us perform the security deposit disposition upon move out. Knowing what’s exactly what’s normal wear-and-tear, what’s tenant-caused damage, and what was pre-existing. We are also able to cross-reference this with the condition sheet that the tenants originally filled out.
